From the Ashley to the Wando, Charleston's waterfront homes sit on some of the hardest-working shoreline in the state — high tidal range, boat traffic, and soft pluff mud underneath it all.
Charleston's roughly six-foot tidal swing means every wall here gets loaded and unloaded twice a day, harder than almost anywhere on the East Coast. Add wake energy on the Ashley, Cooper, Wando, and Stono corridors and the harbor's brackish chloride load on fasteners and rebar, and walls age faster here than their owners expect.
The dominant failure pattern we see in Charleston proper: older concrete walls with cap deterioration and rebar corrosion, and 1980s–90s timber bulkheads on the creeks reaching the end of their anchor life. Both are catchable early.
