James Island Creek, Clark Sound, and the Stono side: marsh-front and creek-front walls in soft mud that asks a lot of a bulkhead's footing.
James Island's shoreline is mostly sheltered marsh edge and tidal creek — lower wave energy than the harbor, but soft, deep pluff mud that provides less toe support than walls were often designed for. The classic local failure is rotation: the wall is intact, the anchors are intact, and the whole assembly is slowly leaning because the mud let go.
Helical anchors that reach past the soft layer into competent soil are usually the fix, and they install from the land side without tearing up the yard.
